Before you book, one thing is worth understanding: not every listing that says “sleeps 15” describes the same kind of property. Some stitch together two separate apartments, others count the sofa-bed in the living room, others still share common areas with the owner or with another group. A genuine group cottage is a single property, with one kitchen, one living room, on exclusive-use rental, designed from the start for fifteen people. Here is how to tell the difference — and why it matters so much for a successful stay.

What is a real private group cottage?

The label is used loosely on booking platforms. To clarify, here are the three main types of accommodation that get marketed as “group cottage”, and the one that actually suits a smooth stay for fifteen.

Stacked separate apartments

Several studios or one-bedrooms within the same building, sometimes on different floors. Each has its own kitchen, its own door. You sleep on site, but you do not live together: there is no shared room large enough for fifteen, no common kitchen, no “everyone around the table” moment. For a group stay, this is a false economy.

Shared cottage or split levels

A single building, but where the owner lives in part of the house, or where several cottages coexist on the same site with a shared courtyard. You are not alone, noise levels are inevitably constrained, and spontaneity disappears.

Whole-cottage rental

One property, one entrance, one group on site. This is what we mean by a private cottage or whole-cottage rental: no shared areas, no immediate neighbours, no owner dropping by. You are at home for the duration of the stay. It is the only setup that allows a group of fifteen to truly live together — and it is what we offer in Ciel.

Why pick a private cottage over a clustered Airbnb booking?

On common platforms, you can easily find several neighbouring listings that together “sleep 15”. The maths work. The human experience, much less so.

A kitchen genuinely sized for 15

In a regular short-term rental, the kitchen is built for 4 to 6 people: a standard oven, one dishwasher, twelve plates. Cooking for fifteen becomes a chore. A real group cottage plans for a large worktop, an oven big enough for a collective dish, ideally two dishwashers, a large fridge, and crucially enough crockery and cutlery to set the table all at once. That logistical detail changes the rhythm of an entire day.

A single shared living room

Fifteen people will not fit on the two-seat sofa of a flat. You need one continuous dining room, a large living room with enough seating, an easy flow. That is what makes the long meal possible, the lingering aperitif, the card game after coffee.

No neighbours to manage

In a block of flats, a group of fifteen inevitably disturbs someone. A standalone private cottage removes the issue at the source: relaxed noise level, evenings that run on without bothering anyone, children running in the garden without policing every sound.

One booking, one contact

Booking three neighbouring rentals means three contracts, three deposits, three check-ins, three sets of keys, three cleanups to coordinate. One whole-cottage rental means one contract, one deposit, one direct contact with the owners. Simpler, safer.

A group cottage with hot tub: the end-of-day ritual

The private hot tub has become a must-have for group stays — and rightly so. After a day exploring Beaune or the Côte chalonnaise vineyards, the “spa under the stars” moment is what most guests cite as their favourite memory. The large outdoor table

A covered terrace with a real table for fifteen turns a summer meal into something memorable. Look closely at the photos: many listings show a charming terrace… but built for six.

The quintessential group activity, cheap to install, bringing every age together. Ours is rolled gravel, shaded in the afternoon.

Garden and outdoor space

For a group, an enclosed garden of 900 sqm is a real asset: safe play for children, room for a standing reception, distance for group photos. It is also what makes intimate civil ceremonies possible.

Decent wifi and proper heating

Two basics that often get overlooked. Fifteen people working remotely or streaming requires fibre. Fifteen people in winter requires real central heating — not three plug-in radiators.

What kind of events does a group cottage suit?

A whole-cottage rental works for a wide range of occasions. These are the ones we host most often.

Milestone birthdays — 30, 40, 50 or 60

The headline format. Gather the friends or close family, cook, eat at the long table, end the evening in the hot tub. Two or three nights is plenty for a memorable birthday without heavy logistics.

Civil wedding and garden cocktail

Yes, we host weddings. Many of our guests choose an intimate format: civil ceremony at the town hall of Verdun-sur-le-Doubs (5 minutes by car), back to the cottage for a garden cocktail (900 sqm grounds, perfect for a standing reception), then dinner at the long table and the evening with 15. For a small-guest-list wedding it is a warmer — and more affordable — option than a conventional venue. We can point you to local caterers on request.

Extended family reunion

Three or four generations under one roof, a few days to reconnect. Whole-cottage privacy lets the youngest run freely while grandparents read in the lounge.

Our family home, now a 4-star Atout France cottage and 4 ears Gîtes de France (two official, audited classifications), accommodates up to 15 people with whole-cottage exclusive use. It sits in Ciel, a small village in Saône-et-Loire, 5 minutes from Verdun-sur-le-Doubs and 30 minutes from Chalon-sur-Saône (TGV station).

Strict capacity capped at 15

An important detail: we apply a strict cap of 15 people. We do not provide extra mattresses or makeshift bedding beyond the installed beds. This is a deliberate choice: at 18 or 20, the cottage no longer offers the same quality of use (kitchen, bathrooms, living room). We would rather sell fifteen comfortable places than twenty cramped ones.

How much does a group cottage in Burgundy cost?

Ranges vary widely by season, length of stay and comfort level. Here are our own benchmarks.

• From €1,050 for 2 nights in low season (less than €35 per person per night at 15)
• Up to €4,310 for 14 nights in high season
• 30% deposit at booking, balance due 30 days before arrival
• Tourist tax: €0.80 per person per day (collected on arrival)

Why direct booking costs less

We work on direct booking, with no intermediary. Platforms like Booking or Airbnb charge 15 to 20% commission on the final price — a commission we do not pay, and do not pass on to you. For an equivalent setup, you pay noticeably less by booking with us. The price you see is the final price: no service fee, no hidden charges.

Minimum stay

• 2-night minimum most of the year (weekends, low season)
• 4-night minimum in summer (July-August) and over Christmas / New Year

FAQ — Private group cottage in Burgundy

What is the real capacity?

15 people maximum, in installed beds. We do not supply extra mattresses and do not bend that limit, in order to preserve the quality of the kitchen, bathrooms and shared rooms.

Do you accept weddings?

Yes. We host weddings in an intimate format: civil ceremony at Verdun-sur-le-Doubs town hall (5 minutes), garden cocktail, dinner and evening with 15 at the cottage. We can point you to local caterers and suppliers. Get in touch through the contact form to discuss your project.

Do you accept parties, hen or stag dos?

Yes, with our prior agreement. These events are possible within the 15-guest limit and with respect for the neighbours: calm evening music, no powerful outdoor sound system. Tell us about your plans when booking.

Are pets allowed?

No, the cottage does not accept pets. This is a hygiene choice for guests with allergies, and to preserve the furniture and bedding. The cottage is also non-smoking indoors (a smoking area is set up on the terrace).

How much is the deposit?

30% of the total stay at booking, with the balance due 30 days before arrival. Payment by secure card (Stripe), with immediate confirmation and a contract sent by email.
