Here are the six concrete questions every group should ask before booking, and what they actually reveal about the stay you’ll get.
1. How many adults really fit in the hot tub at once?
The first question, and the one most often skipped. The listing photo shows a brand-new hot tub — but for how many adults at the same time?
Most rentals in France equip their cottage with a 4 to 6-person inflatable hot tub. On paper, six. In practice, four adults comfortably, because the sixth seat is sized for a child. With a group of 15, that means half the party waits outside while the others soak.
A proper group hot tub fits 6 to 8 adults at the same time in anatomical seats (not flat benches). You rotate naturally — one session before dinner, another after. No one feels they’re hogging the spot.
What to check before booking: ask explicitly how many adults fit at once. If the answer hesitates, the hot tub is undersized.
2. Is the hot tub really usable in winter?
“Available year-round” is not the same as “heated year-round”. Many owners turn their hot tub down or off between November and March for cost reasons — running a spa at 38 °C in outdoor water costs €200 to €400 a month in electricity depending on insulation.
If you’re booking a weekend in December, February or for Christmas, ask the target temperature during your stay. A hot tub at 32 °C is lukewarm — that’s not a spa anymore. At 38 °C, it’s what you came for.

Under a plastic cover? Under a tin awning? Under a real wooden shelter? This question sounds cosmetic — it isn’t. Burgundy gets rain on roughly 90 days a year between October and April. If your hot tub isn’t sheltered, you’re skipping it every rainy day.
A solid shelter changes everything: you use it in the rain, in the snow, in the evening. The stay no longer depends on the weather.
4. Is there a built-in sound system?
Often overlooked, but it transforms the experience. Aggregators often display an “from” price that turns out to be the rate for 2 people. On a 15-guest cottage, that’s misleading. For an honest comparison, ask for the total cost for the whole cottage for your exact stay length, hot tub included, tax included, cleaning included.
A few benchmarks for a 4-star 15-guest Burgundy cottage with hot tub:

- Peak-season week (7 nights, summer or Christmas): €2,300 to €2,800
Above €3,000 for a standard week in a 15-guest cottage, you’re probably paying for the brand or the platform commission (15 to 18 % on Booking or Airbnb).
6. Direct booking or platform?
If you book through Booking, Airbnb or Vrbo, 15 to 18 % of your payment goes to the platform, not to the cottage. On a €2,200 stay, that’s €330 to €400 that could have been a discount for you, an extra night, or a better final cleaning.
How to find a cottage’s direct site?
- Note the cottage name on the platform (sometimes hidden behind a generic alias like “Marie’s House”)
- Type the name + city into Google
- If a direct site exists, it usually appears on page one
